Mega Signs Largest Lease at The Refinery at Domino, Brooklyn's Premier Office Space

Asking rents range from $58 to $80 per sq ft.

Mega, a marketing support platform utilizing artificial intelligence, has signed a lease for 3, 926 square feet on the ninth floor of The Refinery at Domino, managed by Two Trees Management, the building owner told Commercial Observer. Headquarters Alyssa Zahler, managing director of commercial leasing at Two Trees Management, represented the owner in all six transactions. Rent prices and lease durations were not disclosed. The latest Commercial Observer report indicated asking rents in the building ranging from $58 to $80 per square foot. Mega did not engage a broker for this lease. Sharing the ninth floor, creative advertising studio Kamp Grizzly leased 2, 460 square feet, and recruiting firm Contra also took 2, 460 square feet. Kamp Grizzly similarly did not use a broker, while Contra was represented by Arash Sadighi of Venture Commercial. “Contra is the professional network for the jobs of the future and chose The Refinery as the place to build, ” Sadighi said via email. “The environment Two Trees created through the building’s repositioning, along with Domino Park, made it an excellent choice for the team. ” On the eighth floor, creative agency Zulu Alpha Kilo leased 2, 500 square feet.

Blanket retailer Lola Blankets signed a 3, 380-square-foot lease on the seventh floor, and tech company Roman secured 2, 008 square feet on the fifth floor. Roman did not utilize a broker. Zulu Alpha Kilo was represented by Jonathan Wasserstrum of 210 Stanton, who could not be reached for comment. Lola Blankets was represented by Morgan Higgins and Joshua Arcus of Brown Harris Stevens; neither responded immediately to requests for comment. “We’re seeing incredible momentum at The Refinery as more companies recognize the value of being part of a community that blends work, creativity, and lifestyle, ” Zahler said in a statement announcing the deals. “From AI startups to creative agencies and design-driven brands, tenants are choosing The Refinery for its collaborative environment and proximity to Williamsburg’s rich talent base. ” Two Trees Management acquired The Refinery, a historic building and former Domino sugar refinery located on the Brooklyn waterfront, in 2012 for $185 million. After significant renovations, it began welcoming retail and office tenants in December 2023.
